The developer for a proposed Byrne Dairy convenience store and gas station at the intersection of South and Center streets in Geneseo had two approval hurdles removed Tuesday afternoon. The Village of Geneseo Zoning Board of Appeals determined that the convenience store plan will require no variances. The project is being proposed by Sonbyrne Sale, Inc., doing business as Byrne Dairy Stores.
There had been earlier concern that the proposed structure would be in violation of the village ordinance calling for 300 foot minimum setbacks of such commercial properties from hospitals and churches. Specifically, the village zoning code calls for a minimum of 300 feet between the nearest commercial lot line and the entry of a church building. As measured by the code officer, the distance is 318 feet from the Church of Latter Day Saints’ door (on the side, not the front, of the building) to the property line across the street.
This will be a “raze and rebuild” project. The old 1,800 square foot Sunoco building will be demolished to make way for a new 4,000 square foot store which will set farther back from the intersection, on a second parcel where the now-demolished car wash once stood. The new gas pumps will occupy the area presently taken up by the existing structure.
Among the areas the county planing board is advising vigilance are access management, traffic impact, compliance with design standards, lighting, signage, parking, internal traffic flow, landscape and screening of refuse containers.

As foolish as it may be to think that's just what Geneseo needs, more power to the persons involved in putting their own money up and proposing (and following through) to make this happen.
Capitalism at it's finest. Also kudos to Geneseo Government for seeming to NOT make this a pain in the rump for the interested parties.
Personally I think it's foolish idea since we already have plenty of places to get gas and buy quick-e-mart stuff, however if you've ever seen the Byrne Dairy that was built approx 6 years ago out in Chili at the intersection of 33A and Union (1/4 mile south of 490 exit) it is a wonderful looking building, very bright gas area and I would welcome it to our town and village.
