Alexander Crossing subdivision underway

AVON, NY — Following a discussion with housing developer Mark Alexander, the Avon Village Board released $35,000 of performance bond money related to the initial construction work at the Alexander Crossing subdivision.

The property occupies about 40 acres at the intersection of Lake and Pole Bridge roads. To date, two of the 65 housing lots have been built upon.

The prototype ranch home facing Pole Bridge Road, valued in the $190,000 range, is now built, sold and occupied. A two-story 1,920 square foot colonial home, which will serve as the office and model, is approaching completion. The homes are being built through an affiliated enterprise, Alexander Shear.

While authorizing the bond release at the recommendation of the village engineer, the board noted that the construction contained two “surprises”: the shrinking of a cul-de-sac in which the island had been removed and pouring of sidewalks before the sub-base could be inspected.

All parties had agreed that the island, while nice to look at, might pose difficulties for snow plows, fire trucks or other large equipment attempting to negotiate the circle.

However, the village had not been properly informed of the reduction in the circle radius dimension — and the sidewalks in front of the new ranch, connecting with the existing village sidewalk, should not have been started until spring, Mayor Tom Freeman told Alexander.

In addition to the sidewalk, roadway and utility infrastructure, Alexander is also building a 3.5 acre pond to collect storm drainage, not only from his own 40 acres, but from land to the east. The collection system includes storm drains and conduits below Pole Bridge Road.

A remaining $16,000 is still in the performance account. Upon completion of the work, Alexander will need to post a maintenance bond, to assure continued maintenance of the system.

Alexander, who has been building homes for 30 years, has subdivisions in Canandaigua, Ionia, Macedon, Victor, Rush and Mendon.
